Wynn Resorts’ creative team to lease new office space next to Las Vegas Ballpark

Wynn Resorts’ creative arm, Wynn Design & Development, is moving to a new building in Summerlin, next to Las Vegas Ballpark. The news was confirmed by the Howard Hughes Corp., developer of a new office building.

Wynn Design & Development signed a lease for 38,800 square feet in a 10-story steel-frame office building currently under construction in Summerlin’s commercial core, off Sahara Avenue and the 215 Beltway, reports KSNV. The building, known as 1700 Pavilion, is scheduled to be finished in Q4 2022, according to its developers. It has been previously reported that the project would cost an estimated $120.4 million.

According to Las Vegas Review-Journal, Wynn is taking the entire top floor and a large portion of the ninth floor of the building, to be located at 1700 S. Pavilion Center Drive. Wynn’s name is to be located at the top of the building, and the lease is expected to become a “catalyst” for other firms to eye space there, according to Kevin Orrock, Las Vegas regional president for Hughes Corp.

“Establishing Wynn Design & Development’s new headquarters and Innovation Studio in the dynamic mixed-use area of Downtown Summerlin supports our goal of providing an energetic, social, and invigorating landscape for our new workplace,” Todd-Avery Lenahan, president and chief creative officer for Wynn Design & Development, said in a press release.

According to Lenahan, more than 70% of staff live on the west side of the valley, while the new location would reduce collective commuting by more than 160,000 miles per year. Wynn Design is the gaming business’ arm “responsible for envisioning the company’s future.”

While offices were closed around the world last year over coronavirus-related concerns, the Las Vegas Valley has now seen more than 1.5 million square feet in office leasing activity this year as companies seek new projects, according to brokerage CBRE Group.
